The challenge

The illustrative operator needed to reduce energy and emissions while protecting guest comfort and responding to rising heat and water stress across varied property types.

The analysis avoided applying one pathway to every property. Climate zones, building age, occupancy, cooling systems, water availability, and planned renovations shaped distinct asset pathways.

Measures were assessed for emissions impact, resilience value, operational disruption, and indicative payback. Bundling actions with scheduled refurbishment reduced stranded equipment and made implementation more practical.

The hypothetical portfolio received a consolidated pathway, property action sheets, a capital-planning view, and governance recommendations for annual performance review.
